The Home Inspection is an out-of-pocket cost. Most allow you to pay at the inspection
RECOMMENDATIONS:
WALK THROUGH: I highly recommend that you meet with the home inspector at the property after he performs the inspection for a walk-through. Mention that you would like to do a walk-through with the inspector when you order the inspection and they will let you know how long the inspection will be and what time you should arrive.
SEWER SCOPE: If the property has a lot of large trees (especially close to the home), I recommend having the plumping checked for root damage. All the inspectors below offer this service.
What happens after the home inspection?
The home inspector will send us the inspection report typically within 24 hours.
We will review the report.
If there are MAJOR (roof, plumping, foundation…) issues, we will open negotiations with the seller.
We can ask them to fix it
Ask for $$$ so you can fix it after closing
Ask to split the cost and have the repairs made
Terminate the Contract and walk away
If there are only minor repairs, we can submit a Request for Repairs or just leave it be.
Note: The seller is not obligated to make any repairs. If we are receiving seller concessions already, it’s better to just leave it alone.
