NOTICE:

  • The Home Inspectors listed below are recommendations only. You are by no means obligated to use them. Feel free to shop around.

  • The Home Inspection is an out-of-pocket cost. Most allow you to pay at the inspection


RECOMMENDATIONS:

  • WALK THROUGH: I highly recommend that you meet with the home inspector at the property after he performs the inspection for a walk-through. Mention that you would like to do a walk-through with the inspector when you order the inspection and they will let you know how long the inspection will be and what time you should arrive.

  • SEWER SCOPE: If the property has a lot of large trees (especially close to the home), I recommend having the plumping checked for root damage. All the inspectors below offer this service.

What happens after the home inspection?


  • The home inspector will send us the inspection report typically within 24 hours.

  • We will review the report.

  • If there are MAJOR (roof, plumping, foundation…) issues, we will open negotiations with the seller.

    • We can ask them to fix it

    • Ask for $$$ so you can fix it after closing

    • Ask to split the cost and have the repairs made

    • Terminate the Contract and walk away

  • If there are only minor repairs, we can submit a Request for Repairs or just leave it be.


Note: The seller is not obligated to make any repairs. If we are receiving seller concessions already, it’s better to just leave it alone.
