Home Showing Do's and Don'ts

Whether you're a homebuyer or a tenant, attending property showings can be both exciting and nerve-wracking. To ensure a smooth and successful experience, it’s important to follow proper etiquette and be aware of the do's and don'ts. Here are some tips to help you make the most of your property tours.


Do's

  1. Do Arrive on Time - Punctuality shows respect for the seller, agent, and any current occupants. Arriving late can disrupt schedules and leave a negative impression.

  2. Do Ask Questions - Feel free to ask questions about the property, neighborhood, and any features you’re curious about. This is your chance to gather important information.

  3. Do Take Notes - Bring a notebook or use a notes app on your phone to jot down details and your impressions of each property. This will help you remember specifics later.

  4. Do Respect the Property - Treat the home as if it were your own. Avoid touching personal belongings and be careful not to damage anything.

  5. Do Take Photos/Videos (With Permission) - If the home is vacant, it’s usually acceptable to take photos or videos for reference. However, if the home is occupied, always ask for permission before capturing any images. Respect the privacy of the current residents.

  6. Do Dress Appropriately - Dress comfortably. Casual clothing is fine and walk-able shoes are recommended. Though it shouldn't (technically speaking) affect your prospects, keep in mind your appearance can impact how you’re perceived by the seller or landlord.

  7. Do Check for Potential Issues - Look for signs of damage or required repairs, such as water stains, cracks, or outdated systems. Note these to discuss with your agent later. Turn on lights, check that all the sinks have good flow, open and close cabinets, check the condition of the windows, look at the floors and ceiling.


Don'ts

  1. Don't Trash Talk - Avoid making negative comments about the property, neighborhood, or decor, even if you think no one is listening. Such comments can get back to the seller and affect negotiations... These days you never know what technology is installed in a home.

  2. Don't Bring a Large Group - Only decision makers should attend showings. Refrain from bringing along friends & family. If you must bring others with you, just let your agent know in advance so they can plan accordingly.

  3. Don't Overstay Your Welcome - Be mindful of the scheduled time for the showing and avoid lingering too long. Respect the time constraints of the seller and agent.

  4. Don't Ignore Protocols - Follow any specific instructions given by the agent, such as removing shoes or refraining from using bathrooms. These guidelines help maintain the property’s condition.

  5. Don't Bring Pets or Food - Leave pets at home and avoid bringing food or drinks into the property. DO however bring a water bottle to keep in your car for sips between showings.

  6. Don't Forget to Follow Up - After the showing, let your agent know your thoughts on the property. This feedback helps them understand your preferences and find suitable options. If you would like to take a second look at any of the properties, ask if that is an option.
