Pre-Inspections Put Sellers in Control



Generally, in a home sale, the buyer orders an inspection as part of their due diligence, so why would a seller get their own inspection? As a seller, getting a home inspection BEFORE the home hits the market allows you to address any potential issues upfront and can significantly reduce surprises down the road. When it's time to negotiate with the buyer, we can leverage the pre-inspection and address any big issues before going under contract.


Though this is a opportunity for sellers, it is little known (which is why I am writing the blog).


Things to know:

  • Sellers are required, by law, to disclose any known issues related to their home, so any new findings from a pre-inspection report will need to be disclosed.

  • If you make repairs based off of the pre-inspection report, be sure to keep receipts and only have licensed professionals complete the work.


Ready to Prep for your Pre-Inspection?

1. Accessibility is Key. Make sure the inspector can easily reach all necessary areas. Check that access points, like crawl spaces and attic entrances, are clear and accessible.

2. Utilities On. Ensure all utilities—water, gas, and electricity—are up and running.

3. Clear the Clutter. Remove any unnecessary items blocking access to major systems or areas that need inspecting.


 RECOMMENDATION:

  • ATTEND THE WALK THROUGH: I highly recommend that you meet with the home inspector at the property after he performs the inspection for a walk-through. Mention that you would like to do a walk-through with the inspector when you order the inspection and they will let you know how long the inspection will be and what time you should arrive.

Once you have the pre-inspection report, be sure you share it with your real estate agent. There are some items that may be worth fixing before listing and other items that you may just want to address in the list price or with buyer concessions.
