Prepare Your Home
How you prepare your home will depend heavily on your situation. When we do a consultation, I will discuss what repairs will give the best return on investment and what a buyer for your home would likely look for. That said, a good place to start is by getting rid of clutter in your home. No matter the situation, having a clean and decluttered property will have a positive effect on everyone's experiance as you sell your lovely home.

Documents & Disclosures
Before your home gets listed for sale, you will need to take some time to fill out some disclosure documents (which I will provide) and it is advised that you compile any transferable warranties, home repair invoices and other documents that will help potential buyers understand the history and condition of your home. Most real estate lawsuits in residential sales start over non-disclosure or misrepresentation of properties and their features.

Marketing & Showings
A large part of my job as your agent is to market your property and manage showings. I will work with you to ensure your home is viewed by as many prospective buyers as possible and that is shows well.

Review Offers
When reviewing offers it is important to understand that there are over two dozen negotiable items in the contract and over 30 ways Buyers and their agents can put out's into the contract to protect themselves. In this way, there are many things that need to be reviewed and considered in order to protect your time and bottom line.

The Contract Period
This is usually a 21-40 day period during which all parties work towards fulfilling the terms of the contract. During this time, I will help you be preparing the home for inspections, addressing repair requests, and ensure all agreed-upon conditions are met.

Closing & Moving Forward
At the end of your contract period, you’ll have Closing Day. Typically, you’ll meet at the Title Company’s office where a notary will guide you through signing the closing documents. Take your time, ask any questions, and make sure everything is clear before signing. Don’t forget to bring your ID, and ensure your signature is consistent across all documents. In some cases, the notary can meet you at an alternate location if needed.

After all parties have completed their closing, escrow will wait until the transaction has funded (which usually takes 2-4 hours) before releasing the keys to the Buyer. Once funding is complete, the sale is official.
